HousingWire reports that FSBO.com has introduced a new technology platform called PACT, developed from technology originally built at Homepie, as part of its broader push to digitize real estate transactions from listing through closing. The move reflects a wider industry pattern: more homeowners are exploring for-sale-by-owner paths and expecting the same digital convenience they find in other parts of their financial lives. Transaction infrastructure is catching up to that expectation.

That shift creates a particular challenge for buyers and investors moving through less traditional purchase channels. When the listing side of a deal goes independent or digital, the financing side still demands documentation, structure, and someone who understands the file. loantrust.ai operates in that space with programs built for non-standard situations: DSCR loans that qualify on property cash flow rather than personal income, bank-statement programs for self-employed borrowers, bridge and fix-and-flip financing for investors, and conventional, FHA, and VA options for homeowners. Each file is packaged by one licensed MLO rather than routed through a call center, which matters when the purchase agreement itself is being handled through a new platform and the borrower needs continuity on the lending side.

The broader story is that real estate transactions are unbundling. Sellers get new tools to list and negotiate directly; buyers still need capital, and the capital source needs to keep pace with a more fragmented process. A brokerage that originates both consumer and investor mortgages, and that can move between a first-time buyer's FHA loan and a rental investor's DSCR term sheet, is positioned for exactly that fragmentation. The Atlanta-based firm does not need to own the listing technology to be relevant to it.
